We’re not your typical brokerage. For one, we have an incredible set of systems that synchronize to the complete Real estate circle. We have 7 different companies to accommodate you (if you choose) and we have been operating for over 9 years in El Paso, TX.

Our database is ever-increasing as we continue to advertise not only our business and our agents, but also every property listed with Summus in an effective and strategic fashion. TRANSACTION PROCESS

1. PRESALE

Schedule an appointment and meet with one of our Summus agents. We’ll discuss the best strategy for selling your home. In order to determine a fair value, we’ll do a walk through, determine the value of the property, perform a market analysis of comparable homes in your neighborhood, and determine an official sales price. Easy peasy!

2. LISTED AND ACTIVE

Look over and review all documents and paperwork. Once everything has the green light, we will begin your marketing campaign by installing a yard arm sign, having professional photos taken, uploaded said photos and all information on your home to the MLS which is also linked to our website. Email blasts showcasing your home are sent and in some cases, even direct mail is sent. If you are interested, we can also hold open houses at your property with strategically placed signage for optimal visitation. Lastly, we can host home tours at your discrepancy. You’re well on the way to a sale now!

3. UNDER CONTRACT

When an offer is received, it’s professionally negotiated. All offers are presented to you (yes, even ugly low offers). Once an offer is agreed upon, then starts the inspection process and a disclosure agreement is signed and completed. The final appraisal is completed and all contingencies are removed. All you have to do is show up to the closing, sign your name a healthy number of times, and wala. The keys are handed over. Congratulations on your new home! (This is a very simplifies description)

The largest buyer demographic will look on Zillow or other online home searches prior to viewing a home in person. If our pictures don’t look good, neither will our buyer appointment count. PRICING PROPERLY FOR TOP DOLLAR

Price is obviously crucial when selling your home. We use the most recent market data to determine the value. This is done with a few factors. We look at homes that sold within the past 6 months within a 2 mile radius. Generally, we find comps within a 1 mile radius and rarely have to search further than 2 miles. We look for the homes built around the same year that also have the same square footage as your home. We also look at the condition of your home to
find homes that are in similar condition with similar amenities. *We do not determine or control the final value of your home, but rather an appraiser does, however, we do our best-educated determination of value similar to how
an appraiser will determine value.

ACCESSIBILITY TO PROPERTY & LOCK BOXES

We will help coordinate Showings of your property. If the home is not going to be vacant we put a note in our MLS to make sure other Agents call us before Showing. What is a good notice of time for you? We will place a Lock Box on the property with a spare key. Our Lock Boxes can only be accessed by Realtors and the traffic is monitored. I get notifications whenever the box is opened and it states which Realtor is operating.
